Design & Build 6 questions

Do I have to install with you if you design it?
No. The plan is yours to keep and to use however you like — you can install it with us, hire another contractor, or phase it over years with your own crew. We do credit the design fee against installation if you build with us within twelve months, which for most clients makes us the more economical choice. But there's no obligation, and no pressure.
How detailed is the plan I receive?
A scaled site plan with dimensions and material callouts, a plant schedule listing every species with botanical name, size, and quantity, material samples and product specifications, and an irrigation and lighting layout if applicable. For larger or phased projects we also provide construction drawings for hardscape elements.
What plant palette do you use?
Almost exclusively native and adapted species for the Texas Hill Country — Big Muhly, Texas Sage, Mexican Buckeye, Eve's Necklace, live oak, agave, and sotol. These plants are correct for the place, which means they settle in faster, ask for less water, and look like they've always been there. We use some non-native material where it earns its keep.
Can you work from my existing plan?
Either. If you already have a plan you like, we can install directly from it — we'll do our own site walk first to catch anything that won't work in the field, then tell you straight if we see problems. If you have a plan you're not sure about, our consultation-only service at $250/hour is a good fit.
Do you handle HOA approval and city permits?
Yes. We prepare HOA submittal packages, coordinate with architectural review committees, and file the plan set with the city or county when permits are required — retaining walls, drainage modifications, or irrigation backflow prevention. We've worked with nearly every master-planned community in Travis, Williamson, and Hays counties.
What about 3D renderings?
We offer 3D visualization as an add-on for estate and commercial projects, typically $1,500–$4,000 depending on scope. For most residential projects, a well-drawn scaled plan with material samples communicates the design better than a photorealistic render, at a fraction of the cost.

Cost & Timeline 6 questions

How much does a landscape project cost?
A planting-bed refresh runs $4,000–$12,000. A full-yard design-and-build with hardscape, irrigation, planting, and lighting typically lands between $35,000 and $120,000 depending on scope. Commercial grounds contracts are priced per square foot per month. After the free site survey we come back with a fixed number, not a range.
How long does a project take?
Site survey to signed contract is usually two to three weeks. Installation depends on scope: a planting and irrigation refresh takes 3–5 days, a full-property build with hardscape and pool surround takes 10–16 weeks. You get a week-by-week schedule with the contract so you're never guessing.
Are your estimates really fixed-price?
Yes. Every estimate we write is a fixed number, not a "starting at" range. If we under-quoted, that's our problem. The number you sign is the number you pay — unless you request a change to the scope, in which case we write a change order with a separate fixed price before doing the work.
Do you offer financing?
We work with two Central Texas lenders on unsecured home-improvement financing for projects over $15,000, typically 6–12 year terms with rates in the 6–9% range for qualified applicants. We also accept credit cards, ACH, and checks. Deposits are typically 25% at contract signing with progress payments tied to milestones.
What's the payment schedule?
25% deposit at contract signing, 40% at material delivery and rough-in, 30% at substantial completion, 5% holdback released after the final walk-through and punch list sign-off. For maintenance contracts, monthly invoices on the first of each month. No prepayment for the full project ever.
Can we phase the work over multiple seasons?
Plenty of clients do. You might start with a design, install the front yard this spring, and add hardscape and lighting the following year. We keep the master plan on file and pick up wherever you left off. There's no discount for bundling everything at once unless you want one mobilization.

Maintenance & Care 5 questions

How much does weekly mowing cost?
For a standard quarter-acre residential lot on the Essential plan, expect $180–$260 per month. The Complete plan with fertilization and cleanups runs $320–$420. Larger lots, corner lots, and properties with heavy bedwork scale up from there. Every quote is fixed monthly, not per-visit.
Do I have to sign a long-term contract?
No. Our maintenance plans are month-to-month, cancel any time with 30 days' notice. No early termination fee, no annual commitment, no auto-renewal you have to fight to escape. We'd rather earn the renewal than trap you in it.
Can I pause service while traveling?
Yes. We pause and resume service with one email or call — no penalty, no minimum suspension period. Many of our clients pause during extended travel or while a property is between tenants. When you're back, we resume on the same day and the same crew.
What if it rains on my service day?
We monitor weather daily and shift the schedule as needed. If we skip a week due to weather, you'll see it reflected in your next month's invoice — we don't charge for visits we couldn't perform. If the grass is fine the following week, we may just resume on schedule.
Can I add tree work or irrigation repairs?
Absolutely. Any existing client can add one-time services at our standard rates, and we'll quote them in writing before starting. Many clients on the Essential plan add occasional tree work or irrigation repairs as needed — no need to upgrade to Full Care unless you want the ongoing coverage.

Irrigation 5 questions

How much does a new irrigation system cost?
For a typical residential property — quarter-acre lot, front and back — a fully zoned drip and spray system with a smart controller runs $4,800–$9,500 installed, including permits, backflow prevention, and first-year programming. Larger properties and commercial systems scale up from there.
Can you retrofit my existing system?
Almost always, yes. We audit the existing layout, test each zone for flow and coverage, and identify what can be kept. Most 10-to-15-year-old systems only need new heads, a new controller, and re-programming — typically $1,200–$2,800 and saves 30–40% on water bills.
What is a smart controller?
A smart controller (Rachio, Hydrawise, or Rain Bird) uses local weather data to skip watering when it rains, adjusts for seasonal changes, and lets you control each zone individually from your phone. They typically pay for themselves in the first year through water savings. Most Austin rebate programs cover $100–$250 of the cost, and we file the rebate paperwork for you.
Do you repair broken irrigation, or only install new?
Both. Repairs are one of our most common service calls — a broken valve, a stuck head, a mainline leak, or a controller that won't turn on. Our weekday response SLA is four hours for leaks and pressure loss; standard repairs are usually scheduled within 48 hours.
What happens during stage-two water restrictions?
Austin Water's stage-two rules limit spray irrigation to two days a week, restrict the hours you can water, and encourage drip systems. Our controllers are pre-programmed with the current restriction rules and can be updated remotely when stages change. Drip and hand watering are typically exempt — one more reason zoning matters.

Commercial 6 questions

What is your typical commercial contract length?
Twelve months, with a 60-day termination clause on either side. We don't lock clients into multi-year agreements because we'd rather earn the renewal than enforce it — and roughly 98% of our contracts renew annually.
Do you provide certificates of insurance?
Yes. We carry $2M general liability and full workers' compensation coverage for every crew member, and we're bonded. We issue certificates of insurance to any client, HOA board, lender, or insurer on request — usually within one business day.
How do you handle storm response?
Every commercial contract includes 24-hour weekday storm response. Priority clients get a dedicated emergency line. We clear limbs from access roads, haul debris, and document damage with photos for insurance purposes. We're also on call for the city's derecho program in Travis and Williamson counties.
Can you handle irrigation repairs on contract?
We handle all irrigation — inspections, controller adjustments, valve replacement, backflow testing, and emergency repairs — as part of the contract. For a small per-visit fee, we can also serve as your licensed irrigator of record if your lender or municipality requires it.
How do you report on the work?
After every visit, your account lead sends a photo report documenting the work performed, issues found, and any recommended action. Reports go to your property manager or board liaison. Monthly, we send a summary invoice reconciling visits against the contracted scope.
What's your minimum commercial property size?
Roughly half an acre of maintained landscape. Below that, the economics don't work for either side and we'd rather recommend a smaller local operator than sign a contract that doesn't serve you. If you're not sure, send us the address and we'll tell you straight.
